We will look at the subject building as if WE are the buyers. We ask, what would I want to know about the subject building? Then, we work to provide you with the information and support documentation to help you successfully navigate the commercial-property acquisition process.

The Americans with Disabilities Act (ADA) requires that sellers in a commercial building transaction “fully disclose to the buyer any material defects” regarding the building or property, and that the buyer be advised that a “buyer beware” policy also exists.

We have found over the years that most sellers do not fully understand the exact condition of the property they are leasing or selling, and that buyers – especially those who are leasing or buying a building for the first time – do not know or fully understand the actual condition of the building or property.

It is in this area of uncertainty that we operate.

We bring to light the material defects of a certain building or property in a way that supports the buyer- without offending the seller.

We will evaluate the Parking Lot and Handicap Parking, inspect the Ramps, Handrails and Path of Travel into the building. We will evaluate the Accessibility of the Entry, Hallways and Restrooms and the overall Accessibility of the Building and site.
We will advise you as to what improvements meet or do not meet Code; what, if any improvements are Energy Efficient or meet current Title-24 Mandates, and we will record and report on the Life Expectancy of the Roof and Mechanical Systems of the building.
We have completed Permit History Searches, obtained original Plans and Occupancy Certificates, and in some cases have obtained Health Department and Sanitation Records for a subject property.
We will also make recommendations as to which of the deficient items need to be addressed, and assign a value to repair or replace each item.

We have inspected retail strip centers, high rises, historical buildings and aircraft hangers – as well as every type of industrial, commercial and office building throughout San Jose and the Silicon Valley and in Northern California from San Francisco to Fresno.
